Golden visa help now comes with a Nakheel or Meraas home

The property route to UAE residency now starts where the property is bought. Dubai Holding Real Estate has put a Golden Visa and investor residency facilitation service into the Meraas and Nakheel sales centre, announced on 29 June 2026.
What the service does
Specialists at the sales centre advise on eligibility, the documents and the application. The application itself is submitted by an accredited visa service provider: Meraas and Nakheel say they act strictly as facilitators. The service is open to existing customers as well as new buyers.
The visa it is for
The 10-year UAE Golden Visa for real estate investors who own a property, or a group of properties, worth AED 2 million or more, subject to the conditions and to approval by the authorities. The Dubai Land Department describes it as a renewable residence permit, and holders can sponsor family members. The desk also covers the shorter investor residency options open to property owners in Dubai.
What it does not change
Eligibility, the documents required, the government fees and the approval all stay with the UAE authorities. A facilitation desk makes the paperwork easier to start; it does not make a property that falls short of the threshold qualify.
The AED 2 million is the value that matters, and on an off-plan purchase the question of when a property counts is the one to ask before signing: what has been paid, what the title deed or the developer's documents show, and whether a mortgage reduces the qualifying amount. A sales desk that handles the visa is convenient, but it is still the developer's desk; ask the accredited provider, in writing, which documents it will file and what the government fees come to before you rely on the visa in your plans.
